5 Benefits When You Recycle Concrete

One of the most common by-products of demolition and remodeling is concrete debris. But, when responsibly disposed of, this material can be beneficial.

5-benefits-of-concrete-recycling

Regardless of whether a construction firm is engaged in demolition, remodeling, or even new construction, getting rid of leftover debris is a constant need until the project is complete.

While any construction debris material can be problematic to dispose of, it’s a fact that concrete, masonry, wood, steel, tiling and drywall are especially difficult to remove and haul away from a construction site.

In fact, most contractors will agree that concrete waste disposal can be one of the tougher debris removal tasks on their job sites. Simply taking the rubble and debris to the nearest landfill is not only costly and labor-intensive, it is becoming an increasingly difficult option to pursue.

On the hand, choosing to recycle concrete and masonry rubble is a far more efficient and beneficial option. But the problem is figuring out how to best make that happen.

Fortunately, there are licensed and professional hauling firms such as Crestview Property Maintenance  that are available to handle this type of construction debris.

Recycle, Reuse, Repurpose – Giving New Life to Old Concrete

Handing this type of work over to a reliable third-party firm is a strategic approach for those who are managing job sites. And, aside from the economic, logistical, and efficiency benefits of outsourcing concrete waste disposal, there are the green benefits, as well.

According to an article in Wikipedia, reusing concrete rubble is a growing practice,

When structures made of concrete are demolished or renovated, concrete recycling is an increasingly common method of utilizing the rubble. Concrete was once routinely trucked to landfills for disposal, but recycling has a number of benefits that have made it a more attractive option in this age of greater environmental awareness, more environmental laws, and the desire to keep construction costs down.

Not only does concrete recycling help reduce new construction costs, it has a significant impact on the environment. The same entry in Wikipedia points out some of these green benefits:

  • Keeping concrete debris out of landfills saves landfill space.
  • Using recycled concrete can conserve natural resources by reducing the need for gravel mining, water, coal, oil and gas.
  • Using recycled concrete as the base material for roadways reduces the pollution involved in trucking material.
  • Recycling concrete can create more employment opportunities.
  • Recycling concrete drag down the cost for buying raw materials and transporting the waste to landfill sites.
  • Recycling one ton of cement could save 1,360 gallons water, 900 kg of CO2.

Concrete Debris Recycling Provides Useful Products

Once your concrete waste and debris has been cleaned up and removed from your job site it doesn’t simply get hauled off to the nearest landfill. In fact, whenever possible, the waste from concrete removal is recycled and reused in a number of ways.

Here are five of the most common uses for the millions of tons of waste concrete produced in the United States each year:

Concrete Aggregate

Crushed recycled concrete can also be used as the dry aggregate for brand new concrete if it is free of contaminants. The California Department of transportation (Caltrans), for example allows the use of recycled concrete aggregate, or RCA, for specific applications. And the City of San Francisco has approved the use of RCA as and aggregate concrete for use in curbs, gutter, sidewalk, and street base.

Road Building

Smaller pieces of concrete are regularly used as gravel for new road construction projects. Sub-base gravel is laid down as the lowest layer in a road, with fresh concrete or asphalt poured over it. In addition, concrete pavements can be broken in place and used as a base layer for an asphalt pavement through a process called rubblization.

Gabion Construction

Wire gabions, or cages, can be filled with crushed concrete and then stacked together to provide economical retaining walls. These gabions can also be used to protect embankments or other structures. In such cases even bigger sizes of the crushed and recycled concrete can be used. These gabions function well because of their weight and density.

Riprap

Larger pieces of crushed concrete can be used as riprap revetments, which has become an effective and well-used method for controlling stream bank erosion. This material can be seen along the shoreline, around ditch pipe, and in much landscaping. Typically, the material is usually broken down to pieces between 10 and 18 inches across.

Landscaping Products

Coming from certain crushing facilities, well graded and aesthetically pleasing materials is produced for use as a substitute for landscaping stone or aggregate. Some types of reused concrete, also known as “urbanite,” can be used for constructing benches, garden walls, rockeries, raised beds, foundations for terraces, as well as paths and patios.

Part of the beauty of outsourcing the pick up and disposing of concrete waste is the convenience. But, just as important, is the very real impact that having your concrete debris recycled and reused. California, for example, is one of the leading states in the processing and reuse of concrete and other waste building materials, and local contractors are a big part of that movement.

A common thought is that if the day porter comes works from 10:00AM – 2:00PM and tidies up the front lobby, break rooms/cafeterias, and restrooms then the building is much more acceptable to their clients.

An 8 hour day porter can provide coverage from 8:00AM – 4:30PM and can help with emergencies such as people (or kids in a school) getting sick, helping set up or tear down rooms for events, etc. Please give us a call with any questions you would have as we offer a free guaranteed fixed price quote for any services that we provide.

What is a Day Porter and What Services Do They Provide?

Does your business require round-the-clock upkeep to maintain a clean, professional appearance? Do you often feel yourself running behind schedule, running out of time to prepare for that last-minute lunch meeting in the office break room? You may want to consider employing a day porter service.

A day porter is someone who performs small duties throughout your normal business hours to keep your office clean. These duties can include keeping the lobby clean, preparing common areas for high-traffic times of day and performing touchpoint cleaning on busy surfaces, such as doorknobs or elevator buttons. They are an extra set of hands to have around the office when the day is escaping from you and you don’t have time to prepare for what’s next.  A day porter service is incorporated in addition to your regular cleaning service.

There are several benefits to employing a day porter. Because they work during normal business hours, energy costs for your office are cut down because resources are not being used at all times of day or night. Your janitorial team can be in the office for less time at night, which helps with sleeping and eating habits, as well as overall happiness. Illness may be cut down due to the frequency of touch-point cleaning throughout the day. Any issues are attended to quickly, such as burnt light bulbs and kitchen spills. By using a day porter, you can spend more time focused on issues regarding your actual business instead of your office’s appearance.

If you are interested in signing up for Day Porter services, contact Crestview Property Maintenance Services  at 612-207-0274, or fill out our contact form and a representative will get back to you.

Summer Lawn Care for a Hot Lawn

Summer Lawn Care for a Hot Lawn

Your lawn may feel the heat as summer sets in, but don’t worry: Turf is tough.  With some wise care, most lawns will soon rebound to their green glory. Here are some reminders for keeping lawns healthy through July and August.

Know Your Grass

Perennial turfgrasses are either cool-season or warm-season. Cool-season grasses – like fescue, Kentucky bluegrass and ryegrass – grow more vigorously in cooler months. Warm-season grasses – like bermudagrass and zoysiagrass – grow most during hotter months.

Knowing what kind of grass or grasses are in your lawn will help you know how to deal with the summer heat. Tall fescue lawns tend to be more heat tolerant than Kentucky bluegrass and red fescue, which take the heat better than perennial ryegrass.

So, if you don’t know already, find out what grasses are in your lawn. Knowing what you have growing will help you properly mow and water, if needed, this summer. Your local garden center or university extension office can help with plant identification. The Center for Turfgrass Management, at Penn State University, provides video descriptions of many major turfgrass species at

Water Wise

One-inch to 1.5 inches of rain per week will sustain most turfgrasses in most zones. Heat and humidity can also affect the amount of water needed. So if it doesn’t rain, should you water the yard? For lawns recently seeded, the answer is probably yes; newer seedings are still developing root systems that will get the grass through future summers. Most guidelines advise watering deeply (1 to 1.5 inches) twice weekly.

If you water: Water in the morning to avoid a wet lawn overnight, which can promote disease. And early morning watering helps water soak into the sod before the day heats up.

Bear the Brown?

Watering may not be necessary, even during mild droughts; cool-season grasses will go dormant during periods of excess heat. Leaves will brown but the roots are likely still healthy, and the grass will usually green with fall rains and moderating temperatures. Tall fescue is known for being drought tolerant in this way; many Kentucky bluegrass varieties may brown during summer droughts of up to one month, then recover when rains begin.

That’s right – instead of watering the yard to keep it green all summer, consider letting nature run its course. Natural browning can even help control some yard pests, like grubs, in some areas.

Cut It High

And finally: Raise that mower deck. No matter how much the heat, the rule of thumb for turf health is to cut off no more than one-third the height of the grass. Ideal cutting heights vary according to variety, but many turfgrassses are healthiest when cut two to four inches.

Cutting a typical tall fescue yard higher during summer heat, say 3 to 3.5 inches, might even reduce the amount of summer mowing needed. Just be ready to return to more regular mowing when rains and cooler temperatures come, because proper summer care will help your yard return to all its green glory this fall.

Selling your home? 10 ways to increase your curb appeal

Written by Crestview Property Maintenance  on June 18, 2018

Worried that it may cost too much to get your house ready to sell? Don’t think you have the time or resources to perform the chores needed to get top dollar for your home? These tasks may not be as difficult to handle or as expensive as you may think. With a little elbow grease and a few trips to your local hardware store, you can quickly and affordably increase your home’s curb appeal. Knocking out a few of the items below can ensure that your property is looking its best when it comes time to sell.

Paint the front door—Painting the front door will instantly draw attention to your home and make the front of your house look neat and well kept. Performing the task carefully will take between 1-2 hours but will pay off when it comes to grabbing potential homeowners’ attention.

Average Cost-$30 for a gallon of high gloss paint

Pressure wash the house—Pressure washing the house can clean off mold, grime, and dust that has been accumulating on your home. Cleaning the exterior may take a few hours but will leave your home looking nice and clean to any future homeowners.

Hire a pro to mow the lawn—While it’s on the market, hiring a professional to mow your lawn can certainly improve the look of the property. Doesn’t matter if you are looking for lawn mowing in Ocoee, Florida, or need grass cutting in Sugar Land, Texas, finding a lawn pro takes seconds on an website like GreenPal’s and those pros will provide clean edges, straight lines, and won’t leave excess grass on any hard surfaces.

Average Cost-$45 per half acre

Trim the hedges—Trimming the hedges can leave your property looking symmetrical and tidy. If you don’t have a hedge trimmer, these are fairly inexpensive to purchase. This task can only take a few hours to perform and will certainly clean up any home’s appearance.

Average Cost-$80

Light up the landscaping/walkway—Adding a little lighting around the front steps or up a walkway can make any property look more desirable. Solar LED path lights take minutes to install and can help accentuate any plants, flowers, landscape design, or interesting hardscapes like fountains or bird baths.

Average Cost-$40 per light

Upgrade the mailbox—Upgrading or replacing your mailbox will certainly make your house stand out more. Whether it’s just a fresh new coat of paint (matching the color of the door) or replacing the entire mailbox, both chores require only a few hours of work.

Average Cost-Starting at $20 for a basic mailbox

Install new house numbers—Installing new house numbers can also help spruce up your abode. New numbers are very easy to install and should only take less than an hour to accomplish.

Average Cost-$2 per number or $30-$50 for a custom plaque

Hide A/C Unit—Hiding your A/C unit can easily be done by planting shrubs or bushes around it. A few Wintergreen Boxwoods as a shield can easily hide that big aluminum box. Planting these bushes shouldn’t take longer than a few hours of work.

Average Cost-$14 per bush

Mulch around trees—Mulching around trees is both beneficial for your curb appeal and for the health of your trees; it insulates the soil around them and helps retain water for needed growth. Depending on the number of tress on your property, this compost is very cost effective and can be easily spread around trees in less than a day.

Average Cost-$40 per cubic foot bag

Camouflage the electric call boxes—Painting your electrical boxes on the side of your home can camouflage those eye sores. Simply using the same color that your house is painted will make these items seem almost non-existent. Very little paint would need to be used to make those disappear and take less than an hour to cover up.

Average Cost-$60 per quart

By tackling a few of these easy-to-do duties, you can instantly refresh or improve the exterior look of your home. With a little sweat equity, a few materials, and a Saturday afternoon, you can get your home looking great for any potential buyers.

The dangers of Dog poo in your yard.

June 16th 2018

We all hate brown spots in our yard, especially when its poop. Maybe it’s from your neighbors dog, or your own dog, either way there are dangers of dog poop being left in the yard.

Here’s the thing, dog poop isn’t only an eye sore, its an environmental hazard, carrying with it a large range of pollutants and parasites. These parasites aren’t limited to dogs either, you could catch them too!

This isn’t just hype in 1991 the EPA designated dog waste as an environmental pollutant, placing it in the same category as pesticides. Dog poop is not only dangerous to you and your family, collectively it can infect entire waterways, and lead to algae blooms which can choke out plant and aquatic life.

Just one gram of dog poop can contain 23 million fecal bacteria, Gross!

These bacteria when left to their own devices will spread their way throughout your yard and house if you are unlucky enough to land in a mine.

Fecal bacteria have several means of spreading. You may have made a habit of cutting it into your yard, but when the s@!# hits the fan, or in this case the lawn mower blade, fecal bacteria are slung about the four corners of your yard.

Lawn mower poop launchers aren’t even the bacteria’s favorite mode of travel, they prefer being airlifted about the yard on insects and other pests, its like they have private helicopter pilots or something. When there aren’t any bugs or pests about they will just simply catch the wind, and settle in your soil or groundwater where they can stay for a year or longer!

So what kind of bacteria and parasites could you find flying around your yard exactly? Lets find out.

Among the many dangers of dog poop is parvovirus a highly contagious illness which can spread from one dog to another through fecal matter. Another inhabitant of poop is coronavirus, which while not as harmful can also be contracted by humans.

Worms and other parasites love to infect new hosts through dog poop. Whipworms, hookworms, tapeworms, roundworms, and even earthworms, dog poop has got them all.

And it gets better; E. coli, salmonella and Campylobacteriosis all of which are no fun, and can be transmitted to humans.

As you can see there really are many dangers of dog poop being left unattended. Prevent this parasite circus by scooping your dogs poop. Also be sure to teach your children the dangers, and never scoop poop, dog or cat, when pregnant or nursing.

If your dog is lethargic, losing weight, throwing up, is bloated, or has diarrhea he could have gotten one of these many lovely infections.

If your dog does end up with an infection which was caused by dog poop, you should consider treating your yard. Treating your yard will prevent your dog from getting reinfected, by killing any parasites that may be there.

A simple, organic, and even cheap treatment that can get rid of many parasites from your yard, is to spread diatomaceous earth throughout your yard, or at least where your dog is pooping.

Diatomaceous earth are simply fossilized diatoms, which were once small aquatic creatures. Diatomaceous earth is so hard and sharp that it cuts through the exoskeleton of parasites as well as their eggs. These tiny cuts, lead to the eventual death of parasites by causing them to lose moisture and dry out. More on diatomaceous earth.

Though diatomaceous earth should do the trick, if you are looking for a harsher solution there are chemicals that can be sprayed in the yard to kill off the worms, bacteria and their offspring. Of course with any chemical application you should consider the consequences, and dangers.

Now that you know the dangers of dog poop be proactive, all of those terrible things can be avoided. How should you handle Clean up and Avoid Spreading Disease?

  1. Simply scoop your dogs poop with a small plastic baggy, tie it up and throw it away, it will only take a moment.
  2. If you don’t like the idea of throwing it away, consider an in ground digester system. These systems can be small and easy to install. They work as a contained unit which digests dog poop using an enzyme solution. The digester then liquefies the poop, which drains into the ground.
  3. If you don’t want to clean it up you can always hire someone, there are sites on google
  4. Also remember to keep your dog away from the poo of other dogs, and for goodness sake no mulching the poop into your yard!

Be sure to share this article with your neighbor, yeah you know the one. Send this article to them, or print it out, and I’ll give them the “what for” you have been wanting to give them all along.

Oh you’re still here?

Do you have brown spots not caused by dog poop?

Graffiti Removal

3 reasons why Graffiti needs to be removed

Graffiti is more than an eye-sore. When you find it on your property, you can’t let it stay there. Here are three reasons why:

1. Graffiti makes your customers feel unsafe.

Even if the graffiti isn’t directly related to a gang or criminal activity, that scrawl tells customers they are not in a safe neighborhood, even if they are. Don’t let a vandal’s spray-painted message get in the way of the message you are trying to send your customers.

2. Graffiti is contagious.

Graffiti is like a virus. It spreads. When graffiti goes up and stays up, more graffiti occurs. And to make matters worse, graffiti has been shown to increase littering and crime. The faster you have the graffiti vandalism removed, the less likely you are to have graffiti and other problems on and around your business. Tell the vandals you have zero tolerance for graffiti and crime by getting it removed promptly.

3. Graffiti can leave permanent damage to your property.

Vandals use a variety of writing tools to leave their mark–spray paint, markers, and household paint are three common examples. The longer the graffiti stays up, the more the paint, ink, and chemicals from these tools seep into the surface. The sun can also “bake” the paint into the surface making it even more difficult to remove. The faster you have the graffiti removed, the less likely there is to be permanent damage to your property.

Need graffiti removed? We can help. No matter what surface it is on, we’ll get rid of it quickly and do it right the first time. Find out more about our graffiti removal services here or contact us today for a free estimate!

Turf Alternatives For Parking Lot Islands

Turf Alternatives For Parking Lot Islands

Posted On June 12th, 2018 10:30:00 AM  Jayson Dahl

What’s your favorite thing about a big parking lot?

The huge expanse of baking hot asphalt? The way the sun beats down relentlessly?

We didn’t think so.

It’s those sometimes shady, always green parking lot islands — pretty planted oasis of cool.

But don’t plant them with grass. In these challenging conditions, turf doesn’t cut it.

The Need For Green Islands

for Parking Lot IslandsEngineers and architects plan for a certain number of parking lot islands in order to meet county, city and state regulations, Weaver says.

“If you cut down trees to create a parking lot, the laws say you have to put some back,” Weaver says. “You have to have a certain percentage of canopy cover.”

Plus, they look nice, breaking up large expanses of hot parking lots with cool, shady spots of green plants and bright flowers.

But in older shopping centers, these islands can be so overgrown, they’re a big problem.

“You want to attract people who want to rent or lease space there,” Weaver says. “Some shopping centers are so overgrown you can’t see the stores from the street. Nobody wants to do business there.”

Level Green recently completed a re-do at an overgrown shopping center, thinning and shaping existing trees so you could see through them from the road to the stores.

“After we were done, all the vacant spots there were filled,” he says.

Landscaping matters.

First, The Challenges

A hot, sunny parking lot isn’t a plant’s first choice for a home. There are lots of challenges here.

— “You want attractive plants that are also easy to maintain,” Weaver says. “And the laws often require you use native plants.“

— Parking lot islands don’t have built-in irrigation, he says, so plants have to be drought tolerant.

— “People walk right over these islands, and step on the plants, instead of walking around them,” Weaver says. Plants have to be tough.

— Car exhaust can burn plants right up.

— Salt and snow pile up during the winter, taxing plants.

“They have to put up with a lot,” Weaver says.

Why Not Grass?

While grass is inexpensive and offers a nice carpet of green, it won’t stand up to the rigors of a big parking lot, Weaver says.

“Car exhaust and salt aren’t great for turf,” Weaver says. “You really don’t want turf there.”

Parking lot islands are rarely perfectly flat, which means mowers can scalp the grass and damage it.

And mowing turf near parked cars is risky, as flying debris could hit them. This is especially true if the island is mounded. The gap this creates between the mower deck and the ground allows more debris to escape.

Turf Alternatives For Parking Lot islands

What to use instead? There are lots of turf alternatives,

Parking Lot Island
—

Barberry. This native plant has beautiful, vibrant foliage in shades of green, yellow and burgundy. Plus it has thorns, great for deterring pedestrians from stomping through the plants.

— Pyracantha. It’s also called firethorn, so yes, this one is thorny, too. But it also offers spectacular clusters of red or orange berries that emerge in the fall and stick around through the winter. And it’s drought tolerant.

—Liriope. This pretty grasslike plant is a Paul Weaver favorite for parking lot islands.

“It’s hardy, it’s hard to kill, you can walk on it, it’s relatively cheap,” Weaver says. “We’ve planted tens of thousands of these. They offer a lush, wavy grass feel.”

— Creeping juniper. You can walk on this low-lying evergreen ground cover. And it’s drought tolerant.

— Black-eyed Susan. Everybody loves this cheerful garden staple. These natives are great in mass plantings and hold up well in the tough conditions of parking lots.

“It can take abuse, and it keeps coming back,” Weaver says.

— Purple coneflower. Another garden favorite, it’s both pretty and sturdy, blooming heavily for several weeks in late summer.

— Daylily. Weaver loves the variety of this hardy and pretty plant. “You can get them tall, short, yellow, purple,” Weaver says. “It gets covered with snow and salt and it keeps coming back.”

— Not all parking lot islands have to sport greenery, Weaver says. The lowest maintenance choice is hardscape.

“Decorative gravel, pavers, stepping stones will all work well,” Weaver says. “You can also use them to create a path to encourage people to walk around the plants.”

Don’t Forget Trees

Everybody looks for a shady spot to park on a hot sunny day. But not every tree is a good choice for a parking lotisland.

“Some trees have berries that fall and can stain cars,” Weaver says. “Some attract insects and birds, and you don’t want that in a parking lot.”

Turf Alternatives

Oaks and maples are good choices for parking lot islands, .  ‘Red sunset’ and “October glory’ maples for their stunning fall foliage, and columnar oaks that grow tall and skinny rather than wide.

6 Spring Maintenance Tips for Facilities

Posted in Buildings Blog By Jayson Dahl

After a long, hard winter in most of the country. Spring is much welcomed! It’s the time of renewal. What can facility managers and building owners do to ensure their property and grounds are ready for the new season?

Getting a fresh start with spring cleaning is a smart, proactive move to protect and beautify your facility. A well-cared-for building also enhances the health and morale of the people in it. Take a look at these areas to help you review your maintenance program for the coming year.

1) Spring Walkthrough

Catch small problems now before they become big ones. Addressing small details can add up to huge improvements in appearance and functionality. Ask your facilities services provider, janitorial company, and/or handyman to walk through with you, focusing on details you’d normally overlook. Some things to inspect for repair/replacement are: doors (door sweeps, door stops, sticking locks, etc.), corner guards, tile and grout, light switches and face plates, ceiling tiles, countertops and shelving, cabinets and hinges, and fire extinguishers. And don’t forget how much fresher everything looks with new caulking and a new coat of paint on the walls – the warmer weather can make Spring a great time to give new aesthetic life to your facility.

2) Look down – Floors & Carpets

Winter is harsh on flooring. It’s time for that once-a-year deep cleaning. Stripping and waxing (or other care appropriate to the material) will extend the life of your hard surfaces. Shampooing carpets will keep them new looking and also reduce allergens. Wait until the worst of the spring pollen is gone, and then have your carpets cleaned according to Carpet and Rug Institute guidelines. Schools should also schedule the annual (summer) maintenance of their gym floors—wood floors usually require light grit screening followed by cleaning and application of a solvent-based gym finish to protect the floor and keep it shining.

3) Are Restrooms Fresh as a Daisy?

Of course daily cleaning is necessary, but periodic deep cleaning is also a must. The dirt and germs that inevitably build-up over time can be attacked now by sanitizing all restroom surfaces, fixtures, and floors. Do mirrors need to be replaced, sinks re-caulked? Are repairs/replacements necessary for toilet paper and hand towel dispensers or baby changing stations? Be sure that you’ve been paying attention to occupant comments about restrooms and don’t forget to periodically perform your own walk-throughs to ensure nothing is missed.

4) Condition Air Conditioning Units

It’s time to give that A/C unit a thorough spring check-up so it will cool efficiently when the hot weather comes. Coil cleaning can not only boost operating efficiency but can also improve indoor air quality, which keeps everyone healthier. Consider the fact that the A/C unit has been sitting unused all winter, and that means dirt and sludge build-up—which, in turn, means odors, allergens, high operating costs, and even degradation or possible failure of the unit. Preventive maintenance this spring will keep everyone happy this summer.

5) Spring and Green Go Hand in Hand

If you’re already using sustainable processes, perhaps you could spring forward to take your program to the next level. Your facility services provider can make recommendations on the latest products and procedures.

If you haven’t incorporated sustainability into your facility, talk to an expert who can help you begin with simple changes that will make big differences. At a minimum, your cleaning program should use Green Seal certified chemicals and/or bio-based cleaning alternatives. To further enhance your results, you can incorporate supplies and equipment, such as recycled paper towels, microfiber cloths and mops, Carpet & Rug Institute-certified vacuums, touchless soap and towel dispensers, and automatically flushing toilets. Sustainability programs can be cost neutral when considering all of the proven economic and health benefits.

6) Freshen Up First Impressions

Make people happy before they even walk in the door. Now is the time to plant seasonal flowers. Whether you have a formal landscaping plan or just a few pots by the front door, flowers will make the right impression. Greenery inside your building will also create a welcoming environment. Ask your facility services provider about grounds beautification, maintenance, and potted plant care.

The right facility services partner can take care of all these tasks and more—efficiently and cost effectively. You’ll have a new spring in your step, hearing all the compliments and knowing your “to do” list is done.

So vanilla: why “white box” is ideal for commercial real estate sales

So vanilla: why “white box” is ideal for commercial real estate sales

Posted on June 8th 2018 by Jayson Dahl

Anyone who has sold a home knows that depersonalization is very important to the success of showings and how quickly a property can go from listed to under contract. Potential buyers need to be able to visualize themselves in the space, which means neutral color palettes and the removal of very personal items like family photos can go a long way in making a buyer feel “at home”.

A white box is ready for tenant improvement, usually including installed utilities, HVAC, adequate access, included elements per code, a finished ceiling, walls that are prepped for painting, and bare floors that are ready for flooring of the tenants’ choosing. This definition of white box construction can vary slightly depending on the parties involved, so it is always important to have a detailed definition agreed upon, in writing, by all parties. In addition, all components of the space must be up to code and ready for an interior build out.Commercial real estate is no different. “White box”, also referred to as “vanilla box” or “vanilla shell”, is a commercial real estate term that refers to the construction finish condition of a space to be leased for business use.

White box construction is for commercial owners who need to quickly attach a new tenant to their property. Crestview Property Maintenance a full-service commercial construction company, can take a finished space and restore it to a “white box” minimally furnished interior for the next occupant to envision their office, suite, or storefront. The team at Crestview Property Maintenance understands that turning commercial spaces around quickly is important, so we work efficiently without compromising on quality.

Feels like summer but fall is starting to put its foot on the floor.

We lost 38 seconds of daylight yesterday. By the end of the month, we'll be losing over 2 minutes each day and by the end of next month, nearly 20 minutes per week. Here's what you can expect as you savor the waning days of Michigan's warm season:

July: -45 minutes lost
August: -1 hour 16 minutes lost
September: -1 hour 22 minutes lost
October: -1 hour 23 minutes lost
November: -1 hour 1 minute lost

It won't be long until you have an extra 6 hours of darkness to spend on your indoor hobbies. Have a great Monday.
