Landlords always wonder what to do when their tenant leaves behind junk. There are a few things you need to do before getting rid of the stuff they left behind.

First, make sure the tenant actually abandoned the property before assuming so. If the renter left the keys behind then it is pretty clear that they will not return. The next step to take would be sending a certified letter in the mail to the address that was rented out in the tenants name. Include in the letter that they have 24 hours to pick up their belongings or else it will be trashed. This is proof that you tried to reach out to them incase they try to take you to court.

Commercial Power Washing: Keep Exterior Areas of Your Building Safe & Clean

powerwashWhen most people hear “power washing,” they think about restoring residential decks or siding to their original appearance.

But those are just a couple of uses for power washing (sometimes called pressure washing). There are several commercial uses for power washing, making it one of the most effective ways to clean and protect areas around your facility.

Power washing takes water and puts it under from 2,000 to 4,000 pounds of pressure per square inch (PSI) – essentially turning a normal flow of water into a mega-powerful tool capable of erasing even the most stubborn dirt and stains.

So, beyond decks and siding, what can be cleaned or removed using power washing? We’ve listed some of the “tough ‘n’ ugly” substances that can be removed from areas around your building to improve appearance and ensure safety:

Grease. Grease left by cars in your parking lot can be a safety issue if someone slips on it, and also tends to dirty your interior because people walk on the grease and carry it into the building on their shoes. Another area that’s prone to grease buildup is the perimeter around your trash receptacles. Spilled food and liquids collect and can trigger a costly slip-and-fall accident; that same collection of dirt is undoubtedly being brought into your building on the soles of shoes, too.

Weather stains and airborne pollution. Take a look at your building walls, outdoor seating areas, permanent trash containers and signage. All of these can become stained by the chemicals in rain and the dirt in the air. Buildings with rough exterior surfaces are especially prone to collection of dirt that darkens the surface over time.

Gum. Did you ever take a good hard look at the sidewalk on any major street? If you have, you’ve seen thousands of round black spots. That’s gum. When people drop gum, it quickly picks up dirt and grime and becomes a nasty black spot that only a power washer can remove. Besides being unsanitary, gum makes your entryway or sidewalk outside your building look shabby and unprofessional.

Mineral deposits. Chalky white mineral deposits sometimes leach out of brick and masonry. If your building is brick, check to see if this natural process is resulting in ugly stains – power washing takes it off in seconds. Mineral deposits aren’t necessarily harmful to the surface, but they don’t make a very positive impression!

Mold and Mildew. In many cases, power washing can also obliterate mold and mildew stains on buildings (though they sometimes need additional chemical treatment), typically found in spots that stay damp, like near shrubbery, air conditioning units, and where shade is prominent. Mold can erode certain surfaces, so the sooner you have it removed, the better.

Graffiti. Nothing gives a negative impression of your establishment than graffiti on sidewalks and walls. Depending on the surface on which it was put and the type of paint used, graffiti can be removed simply by power washing.

Unlike grass, shrubs and other garden plants have large root systems. As a result, they do not need as much water to stay hydrated. Most shrubs and garden plants need half as much water as lawns do. It’s best to water your grass and plants separately, so that you can keep track of how much irrigation they’re all getting.

Misusing Irrigation Heads

Don’t turn on your sprinkler system during rainfall. This may seem like a no-brainer, but it’s critically important. This can lead to over-watering, as can watering just hours after it rains. A generous amount of precipitation should keep your lawn hydrated for a few days.

Likewise, you’ll want to keep tabs on your sprinklers. Yard irrigation often goes awry when some grassy areas get more water than others. Make sure your sprinklers are covering the lawn equally, while also factoring in the differences between sunny and shaded areas. Also make sure you’re not wasting water; it’s not uncommon for an unadjusted sprinkler head to spray water into the street. Of all the lawn watering mistakes, this is the easiest to fix.

Using Different Types of Irrigation Heads at the Same Time

Each type of sprinkler outputs a certain amount of water over a given timeframe. For example, rotor heads provide about 0.1 to 0.25 inches of irrigation per hour, while spray heads provide 1.35 to 2.15 inches per hour.[i] Spray heads and rotors should not be on the same irrigation zone.

Watering at the Wrong Time

The early morning is the best time to water (before 9am), when there is less sunlight and less wind. If you water in the heat of the afternoon, much of it will evaporate before reaching the grass roots. Watering in the evening is worse, because it creates conditions that attract lawn fungus. Try to water your lawn between 6 and 9am.

Power Washing on Home or Building
Power washing a home or office building is a great way to remove stuck-on dirt and debris from the home or building exterior to make it more sanitary and increase its curb appeal. However, it is important to leave power washing to the professionals. If you are thinking of renting your own power washer and embarking on a DIY power-washing experiment, realize that the use of power washers by unskilled professionals can be very dangerous.
In fact, in the year 2017 alone, over 6,000 people were admitted into emergency rooms due to injuries they suffered while using power washers. While many only needed emergency medical treatment, almost 15 percent of the injuries suffered were so severe that hospitalization was required.

Compartment syndrome occurs when water, air, and/or debris get lodged into tissues after they are projected under the skin by the extreme force of a power washer. This can lead to severe infection of muscles and other tissues. If the infection is left untreated, it can lead to the need for amputation of an affected limb or even death.


Many people have died of electrocution when using electric power washers. It may sound surprising, but mixing water and electricity is always hazardous. While many electric power washers are equipped with GFCIs, or ground fault circuit interrupters, to prevent electrocution, many people plug power washers into extension cords which limits the effectiveness of the GFCIs. Cords can also become damaged during use of a power washer, which further increases the electrocution hazard.
This electrocution can occur when damaged power cords come into contact with the same wet grass you are standing in while power washing.

Even if you take great care to ensure the stream of water a power washer projects does not come into contact with any people, you may accidentally project the stream at a relatively lightweight object in the yard. This can cause the object to soar across the yard and hit a person or animal with extreme force that can cause severe injury.
Also, if you try to clean items in your yard with the power washer, such as patio furniture, you may end up projecting the items across the yard instead of cleaning them, depending on the psi of your power washer and the weight of the object you are attempting to clean.
